Thora Victoria Development
Thora Victoria Development
Project Team:

Overview
This proposed mixed-use rental development at Victoria Park and Danforth is envisioned as a transit-oriented community combining housing, retail, childcare, and new public green space. The project introduces two purpose-built rental towers designed to integrate with the surrounding East York neighbourhood while adding much-needed rental supply.
Building Details
The development consists of two towers rising 39 and 16 storeys, connected by an eight-storey podium. Together, they would deliver 578 rental apartments across approximately 470,000 square feet of residential space. The architectural design features red brick façades inspired by Toronto’s historic warehouse buildings, paired with large windows at street level to animate the public realm.
Homes
Unit layouts emphasize livability and family-sized options, with nearly half of all suites designed as two- and three-bedroom residences. The unit mix includes one-, two-, and three-bedroom apartments suited to long-term rental living.
Amenities & Uses
At grade, the podium is planned to include retail space, residential lobbies, and a Montessori school/daycare with an outdoor play area. Indoor and outdoor resident amenities are distributed across multiple levels, including a landscaped podium terrace. A publicly accessible park is proposed directly across Thora Avenue, expanding local green space.
Connectivity
Located just south of Danforth Avenue, the site offers convenient access to Victoria Park subway station, Danforth GO Station, and several TTC bus routes, supporting a transit-first lifestyle.
