2760 Dundas St W – Under Construction

Now under construction, 2760 Dundas Street West is a six-storey mixed-use mid-rise that reflects a growing shift toward context-driven, main-street intensification in Toronto’s west end. Designed by Gabriel Fain Architects, the project is rising along one of The Junction’s most vibrant corridors, reinforcing the area’s walkable, brick-forward identity while introducing new homes above active street-level uses.

Design approach

The building’s architecture appears grounded in Dundas West’s material language. A predominantly brick façade, articulated with subtle patterning and depth, echoes the rhythm and texture of the surrounding streetscape. Massing steps and vertical articulation help the six-storey form sit comfortably within the existing low- to mid-rise context, balancing density with restraint rather than visual dominance.

Rather than a singular architectural gesture, the project leans into quiet urban consistency—prioritizing proportion, material honesty, and long-term durability over novelty. This approach aligns with a broader Junction sensibility: incremental change that respects what’s already there.

Program and street relationship

The development delivers ground-floor commercial space with residential units above, reinforcing Dundas Street West’s role as a neighborhood main street. The active frontage supports local retail and daily services, while new housing contributes to gentle density close to transit, shops, and established community amenities.

Vehicle parking is accommodated below grade, allowing the public realm to remain pedestrian-focused and minimizing curb-side disruption—an increasingly important consideration as construction activity continues along the corridor.

Construction status

With construction now underway (2025), the project has moved from proposal to physical presence. As the structure rises, it offers a clear case study in how mid-rise infill can be integrated into established neighborhoods without erasing their character—an approach that continues to shape planning conversations across Toronto.

Long before construction began, the site was home to the Peacock Hotel, a modest but well-known presence along Dundas West in The Junction.

Built during an era when Dundas Street functioned as both a local main street and a regional corridor, the Peacock Hotel served a practical role—providing short-stay lodging tied to nearby industry, rail activity, and working-class commerce. Its brick construction and straightforward massing were emblematic of early 20th-century Junction buildings: durable, unpretentious, and tightly woven into the street’s daily life.

In its later years, the building stood as a quiet reminder of the area’s industrial and commercial past, even as the Junction began its gradual transition toward a more residential and mixed-use identity. Following a severe fire (2019) and subsequent demolition, the site entered a period of transition—clearing the way for a new chapter while closing a long-standing one.

Today, as a contemporary mid-rise rises in its place, the Peacock Hotel remains part of the layered memory of Dundas Street West—a reminder that neighborhood change in Toronto is rarely about erasure, but about successive adaptations over time.
